Which The Base in Phuket is which, and where The Base Midtown fits

Sansiri has used The Base name eight times in Phuket. Search engines mix them up, and so do buyers. Here is the whole family on one page, with the honest answer about when Midtown is the wrong choice.

Sansiri has built the The Base name into eight Phuket condominiums. Four are selling today: Midtown in Sam Kong from ฿2,790,000, Rise in Wichit from ฿3,190,000, Bukit from ฿2,890,000 and Cherngtalay from ฿6,990,000. The other four — Downtown, Uptown, Central and Height — were finished between 2014 and 2020 and trade on the resale market.

The numbers
  • The Base Uptown sits in Ratsada — the same subdistrict as Midtown. That is the pair confused most often, and they are twelve years apart
  • Midtown is the only one you cannot move into. Construction starts January 2027, handover is expected around July 2028; Rise and Bukit are finished and selling now
  • Midtown is the cheapest entry of the four on sale at ฿2,790,000 — ฿100,000 below Bukit and ฿400,000 below Rise
  • Midtown is the only one drawn for pets: a (Pet) version of almost every layout plus a fenced Sansiri Pet Yard
  • Only Midtown and Cherngtalay have two-bedroom units in the current line-up — Rise is one-bedroom only, 24.75 to 35.25 m²

Entry prices are Sansiri's own published figures; for Midtown the ฿2,790,000 entry is announced for the development as a whole, while the foreign quota list of 24 Sept 2026 starts at ฿3,100,000. Unit counts, floors and completion dates for the resale buildings come from property aggregators and are not developer documents — treat them as indicative. Dashes mean the figure is not published; we do not fill those in with guesses.

Why the search results are a mess

Four of the eight are in Mueang Phuket district within a few kilometres of each other, two of them in the same subdistrict. They share a brand, a developer and a visual language, and four of them were named after positions in a town — Downtown, Uptown, Midtown, Central — which is exactly the kind of naming that a search engine cannot disambiguate from context.

The practical consequence: a search for «The Base Midtown Phuket» today mostly returns listing pages for Downtown and Bukit. If you have seen a price for «The Base in Phuket» somewhere, check which one it referred to before comparing. A 2014 building and a 2028 presale are different products at similar-looking numbers.

The second consequence is worth knowing if you are buying to rent out: the older four already have rental histories you can check, and a new building competes with them from day one. That is a real argument, and it is not in Midtown's favour — it is in the favour of knowing what you are buying.

Midtown against the two you would actually compare it with

Midtown makes sense if

  • you want the newest building of the three and are comfortable waiting until roughly July 2028
  • you have a pet: it is the only one of the eight with pet layouts and a fenced dog run
  • you need two bedrooms at 57.5–58.5 m² — Rise is one-bedroom only
  • you want presale pricing: ฿2,790,000 is the lowest entry of the four on sale, and the foreign quota list opened at ฿3,100,000

Rise or Bukit make more sense if

  • you want keys now — both are finished, Rise since May 2025
  • you want rent coming in this year rather than in 2028
  • you want to walk the actual building and the actual finish before paying
  • you are closer to Central Phuket in your daily life: Bukit is 550 m away, Midtown is 3 km

Questions people ask when they mix them up

Is The Base Midtown the same as The Base Downtown?

No. Downtown is in Wichit, was finished in March 2014 and has 311 units across two seven-storey buildings; it sells between owners. Midtown is in Ratsada, has 394 units, and construction has not started. They share a brand and nothing else.

Which The Base is closest to Midtown?

The Base Uptown, geographically — it is in the same Ratsada subdistrict. It was finished in July 2014 and has 387 units on seven floors. If you are comparing the two, you are comparing a twelve-year-old building with a presale.

Rise is finished and costs ฿3.19M. Why pay ฿2.79M for something in 2028?

Two honest reasons and one caveat. Reasons: Midtown is a newer building with a longer life ahead of it, and it has two-bedroom units and pet layouts that Rise does not. Caveat: you carry construction risk and you get no rent until 2028. If neither of the two reasons applies to you, Rise is the better buy and we will say so.

Do the older Base buildings hold their value?

The Base Downtown, finished in 2014, resells at around ฿96,000 per m² according to aggregator listings in September 2026. Midtown's entry price implies about ฿104,000 per m². That gap of roughly 8% is what the market currently pays for a new building over a ten-year-old one in the same town.

Can I see a finished Base building before buying Midtown?

Yes, and you should. Rise, Central, Height, Uptown and Downtown are all standing and occupied within a few kilometres of the Midtown plot. Walking one tells you more about Sansiri's finish quality and common-area upkeep than any render of a building that does not exist yet.

Not sure which one you actually need?

Tell us what matters — keys now or a newer building, one bedroom or two, a pet, a budget ceiling — and we will say which of the four is the answer. Including when the answer is not Midtown.
