Sam Kong — where The Base Midtown Phuket stands
Pracha Uthit 1 Road, between the Phuket International Airport road and the Old Town. A working district rather than a resort one, and that is the whole argument for and against it.
The Base Midtown Phuket sits on Pracha Uthit 1 Road in Sam Kong, Ratsada subdistrict, at the northern edge of Phuket Town. Lotus's is 1 km away, Bangkok Hospital Phuket 1.3 km, Central Phuket 3 km and the Old Town about 5. Patong Beach is 10 km over the hill, and the airport 30 km north.
The numbers
- Two hospitals within a short drive: Bangkok Hospital Phuket at 1.3 km and Vachira Phuket, the provincial hospital, just south
- Two international schools nearby: QSI International School of Phuket at 2.1 km and Kajornkiat International School across the road
- Everyday shopping is walkable-to-short-drive: Lotus's 1 km, IKEA and Index Living Mall in the same cluster, Big C and Makro south
- Three Central malls are within 3 km: Central Phuket Festival and Floresta, plus the Robinson-anchored strip in town
- Phuket Rajabhat University and three large Thai schools are inside a two-kilometre radius — the tenant pool that does not leave in May

What Sam Kong is actually like
Sam Kong is the northern working edge of Phuket Town: car dealerships and hardware shops along the main roads, a dense grid of Thai housing behind them, and the big-box retail cluster — Lotus's, IKEA, Index — at the junction. It is not picturesque, and nobody is going to describe it as a hidden gem. It is convenient, which is a different and more durable thing.
The site itself is set back from the main road on Pracha Uthit 1, with ponds and low green hills to the east. The aerial render shows this clearly: the project sits at the boundary between the built-up grid and the water, which is why the upper floors of buildings A and B face green rather than rooftops.
For a resident the practical geography is: Lotus's for the weekly shop, Bangkok Hospital Phuket for anything serious, Central Phuket for a cinema and a proper mall afternoon, the Old Town for Sunday evening. Everything on that list is under fifteen minutes by car outside rush hour.
The honest part
This is not a beach location
Patong is 10 km west, over the Patong Hill road — twenty-five minutes at a quiet hour, thirty-five when the hill is busy, and it is the kind of road people avoid on a scooter at night. Karon and Kata are further. Rawai is about half an hour south.
That distance is the single biggest thing to understand about this project. It changes the rental model: this building rents to people who work on Phuket, not to tourists chasing a sunset, and the returns come from twelve-month occupancy rather than from December rates.
If your requirement is a sea view or sand within walking distance, buy on the west coast and pay the west coast premium. If your requirement is a new Sansiri building near a good hospital with tenants who stay, the geography here works in your favour rather than against it.
Getting around
30 km north via Thep Krasattri Road, about 35–40 minutes
10 km west over the hill, 25–35 minutes depending on traffic
about 5 km south, 10–15 minutes
3 km, under 10 minutes outside rush hour
the normal way to move around town; parking is designed for cars at 45% of units
both work reliably in town, unlike on parts of the west coast

Questions about the location
Is Sam Kong a good area to live in?
It is a normal Thai urban district with everything within a short drive, which is exactly what people who work on Phuket want. It is not a resort area and does not feel like one. If you have visited Phuket only as a tourist, spend an hour driving around Sam Kong before deciding — it will tell you more than any render.
How noisy is Pracha Uthit 1 Road?
It is a secondary road rather than a highway, and the site sits back from it with the tall buildings along the plot edges. We have not measured it and will not pretend otherwise — if noise matters to you, visit at 7pm on a weekday and stand on the plot.
Does it flood?
Parts of Phuket Town flood in heavy monsoon rain, and the ponds east of the site are part of the drainage system. This is a fair question to put to the developer in writing before booking, and the EIA documentation will address site drainage when it is approved.
How far is the nearest beach, really?
Patong at 10 km is the nearest proper beach, 25–35 minutes by car. There is no beach you can reach on foot, and any listing that suggests otherwise is measuring in a straight line over a mountain.
