What this site is

An independent information website about The Base Midtown Phuket, published by Tumanov Group. It is not the developer's official website. The project is developed under the Sansiri brand; the legal owner of the project is Sirinapak 11 Co., Ltd., registration number 0105569086705.

Not an offer

Prices, floor plans, areas, timelines and availability shown here are for reference. They do not constitute a public offer and may be changed by the developer without notice. Current terms are always confirmed in writing before any transaction.

Project stage

Construction has not started. According to the developer's own disclosure dated 6 July 2026, the EIA and the construction permit were still under review. Construction is announced for January 2027 and completion for around July 2028; the developer may change these dates.

Prices

The per-unit price list exists as of 24 September 2026 and the prices on this site are taken from it unchanged: 58 foreign freehold units, THB 3,100,000 to 7,210,000. The developer states in the list itself that prices may change without notice, so the figures here are correct as of the date shown and are re-checked before any booking. The project's announced entry price of THB 2,790,000 is a separate figure, published by Sansiri for the development as a whole; no unit at that price appears in the foreign quota list. Any per-square-metre figure is arithmetic from the list and is labelled as such.

Images

All images are computer-generated visualisations supplied by the developer, or drawings taken from the developer's brochure. Construction has not started. The completed buildings, finishes and landscaping may differ. Interior renders that carry the developer's draft watermark are deliberately not published here.

Yield figures

The 9–11% annual rental return referred to on this site is the developer's own estimate, published in a Sansiri press release in September 2026. It is quoted with its source, it is not a calculation and it is not a guarantee of income. Nothing on this site is investment, tax or legal advice. We are not licensed financial advisers. Sansiri operates several other condominiums in Phuket under The Base name, including Downtown, Uptown, Central, Bukit, Height, Rise and Cherngtalay. This site is about The Base Midtown Phuket in Sam Kong only. Figures published for other projects do not apply here.
