The Base Midtown Phuket — prices and availability
The developer's own list: unit number, floor, area, view, price and payment schedule. What is in it, what is not, and how to read the price per square metre.
The price list is out. As of 24 September 2026 a foreign buyer can choose from 58 apartments: ฿3,100,000 for a 30 m² one-bedroom facing the city at the bottom, ฿7,210,000 for a 58.5 m² two-bedroom at the top. This is not the whole building: five floors have been released under the foreign quota, and the other 336 apartments are unreleased rather than sold.
The numbers
- 58 apartments in the foreign freehold quota: building A floor 8, building B floor 3 (the pet floor), building C floor 2, building D floors 1–2, building E floor 2
- ฿3,100,000 – ฿7,210,000 across the whole list
- ฿103,000 – ฿143,000 per m², median ฿116,000. The top of that range is the single apartment with its own pool access
- 27 of the 58 allow pets: the entire third floor of building B
- Booking ฿100,000 for a one-bedroom and ฿200,000 for a two-bedroom, then contract to 30%, 20% in instalments and 50% on handover
- Common area fee ฿59 per m² a month for the first two years, ฿69 from the third; a one-off sinking fund of ฿500 per m²

All 394 apartments: chessboard and list
The chessboard shows the whole building: building, floor, type, area and view for each of the 394 apartments. The list defaults to the 58 released under the foreign freehold quota — with price, price per square metre and aspect; the «Also show units without a price» button adds the rest. They have no price because their floors are not open yet, not because they are sold. The list filters by type, building, floor and view, and anything you star collects into a shortlist.
The composition of the building was read off the floor plates in the Sansiri brochure, pp. 15–19, and the price list confirmed it: all 58 unit numbers were already there, with matching type and area. Prices come from the Sansiri FOREIGNER FREEHOLD list of 24 Sept 2026. The Thai quota is a separate list the developer has not given us.
Prices by layout family
The spread inside one family is floor, view and aspect, not different apartments — the area is the same. An average price per family would mean nothing, so the table gives the ends of the range and the number of units.
| Family | Area | Units listed | Price | Per m² |
|---|---|---|---|---|
| 1 bedroom S | 26.75–30.00 m² | 16 | ฿3,100,000 – 3,870,000 | ฿103–131k |
| 1 bedroom M | 34.00–36.50 m² | 31 | ฿3,730,000 – 5,210,000 | ฿108–143k |
| 1 bedroom L | 48.50 m² | 5 | ฿5,780,000 – 6,140,000 | ฿119–127k |
| 2 bedrooms | 57.50–58.50 m² | 6 | ฿6,140,000 – 7,210,000 | ฿106–123k |
The top of the M range is unit 040102, a 1Dm (Pool) of 36.5 m² that opens straight onto the pool: ฿142,740 per m², the most expensive metre in the list. The bottom of S is unit 010807, 30 m² facing the city at ฿103,333.
Floor plates, ground to eighth
Every level of the project, from the ground up. Each apartment on these plates is labelled with its type code and area, so you can see where any apartment sits — which building, which end, how far from the lift core — including the floors not yet released for sale. Pick a floor on the grid: buildings A and B run to the eighth floor, C, D and E are two storeys.

Plates are at brochure resolution; type labels are legible at full size, but for a specific unit ask us for the high-resolution sheet.
How buying from this list works
The payments come in four steps and the first one is small: a booking of ฿100,000 for a one-bedroom or ฿200,000 for a two-bedroom holds a specific unit number. The contract follows, and by signing it 30% of the price must be with the developer — the booking counts towards that 30% rather than on top of it. Then 20% in instalments while the building goes up, and 50% on handover in 2028.
The price already includes what is often sold as a separate package in Thailand: furniture, appliances (TV, fridge, microwave, water heater, washing machine), bedding, curtains and kitchenware, a year of Plus concierge service, and a one-year long-stay visa on purchases from 3 million baht. On top of the price: ฿59 per m² a month for common areas in the first two years, and a one-off ฿500 per m² sinking fund on handover.
What the list does not cover is the Thai quota. If the foreign quota runs out on the layout you want, the same floor plan may still be available on a leasehold or through a Thai company — a different legal structure and a different conversation, which we will have openly rather than quietly substituting it for freehold.
Rental return
About the 9–11% figure
Sansiri's press release announcing the project states an expected rental return of 9–11% per year. We publish it as a quote, with the source and the date, because that is what it is: a developer's marketing estimate released through the press, with no rental programme document and no calculation behind it.
What can be said with numbers today is narrower and more useful. Sam Kong rents to people who live in Phuket year-round, so occupancy does not collapse in low season the way it does on the beach — but the rent per square metre is lower than in Bang Tao or Kata, and the upside from short-term letting is small at 10 km from Patong.
When Sansiri issues the rental programme as a document, we will publish the arithmetic: gross rent, management fee, common area fee, sinking fund, vacancy assumption, and what is left. Until then, treat 9–11% as the developer's claim, not as a projection you can bank.
Costs on top of the apartment price
Known from the price list
- common area fee: ฿59 per m² a month for the first two years, ฿69 from the third
- sinking fund: ฿500 per m², once, on handover
- furniture, appliances, bedding and kitchenware are in the price, not extra
- payment schedule: booking, contract to 30%, 20% in instalments, 50% on handover
Not published for this project yet
- how the land department transfer fee is split between buyer and developer
- utility deposits when the meters are connected
- the foreign quota as a percentage of the building's floor area
- the rental programme as a document: what the manager does and for what fee
Questions about price
Why does the list start at ฿3.1M when the adverts say ฿2.79M?
฿2,790,000 is the announced entry price for the project as a whole, and it is a real figure. There is no such apartment in the foreign quota right now — the cheapest unit on the list is ฿3,100,000. The difference is who the apartment is sold to: part of the building goes under the Thai quota at its own prices. We show what a foreign buyer can actually buy.
Is 58 apartments all that is left?
No. It is everything released under the foreign quota as of 24 September. The other 336 apartments are unreleased, not sold — the developer opens floors gradually. Tell us the type and floor you want and we will ask when it comes out.
Why does the price per m² swing from ฿103k to ฿143k?
You pay for the view and the floor. City and parking aspects are the cheapest, pool and garden cost more, and the single unit with direct pool access costs the most. Within one layout type the gap reaches a quarter of the price — which is exactly why the list is worth reading instead of an average.
Is there a payment plan?
Yes, it is the schedule itself: 30% by contract signing, another 20% in instalments while the building goes up, 50% on handover in 2028. Thai bank mortgages are all but unavailable to non-residents, so the developer's plan is the normal way to buy.
Will prices go up?
The list says in so many words that prices change without notice. At recent Sansiri launches in Phuket the presale price was the floor and rose in steps as units sold. We will not promise that — but we do re-check the list before any booking.
Do you charge a fee?
No. We are a partner sales agency paid by the developer; your price is the one in the list and in the showroom.
