Sansiri — who is building The Base Midtown Phuket
A listed Thai developer, a project company that signs your contract, and a family of similarly named buildings in Phuket that are easy to confuse with this one.
The Base Midtown Phuket is a Sansiri project. Sansiri was founded in 1984, has been listed on the Stock Exchange of Thailand as SIRI since July 1996, and has delivered more than 400 projects. The company that signs the contract for this particular building is Sirinapak 11 Co., Ltd., registration 0105569086705, with ฿50,000,000 of registered and paid-up capital.
The numbers
- Sansiri PCL — founded 1984, listed on the SET as SIRI on 19 July 1996, over 400 projects delivered across Thailand
- Sirinapak 11 Co., Ltd. is the legal owner of this project: registration 0105569086705, registered office at 59 Soi Rim Khlong Phra Khanong, Watthana, Bangkok
- ฿50,000,000 registered capital, fully paid, as disclosed on 6 July 2026. Managing director: Uthai Uthaisangsuk
- Title deeds 71417 and 113372, about 4 rai in Ratsada — printed on the last page of the brochure, which is the page most buyers skip
- Project value about ฿1,100 million, per Sansiri's own press release announcing the launch

The company you actually contract with
Thai developers build through project companies, and Sansiri is no exception. «Sansiri» is the brand, the sales organisation and the guarantor of reputation; the entity that owns the land, holds the permits and signs your sale and purchase agreement is Sirinapak 11 Co., Ltd. That name, its registration number and its capital are printed on the last page of the brochure.
This is normal practice and not a warning sign. It is worth knowing for one practical reason: when you check anything — the permits, the land title, the corporate filings — you check Sirinapak 11, not Sansiri PCL, and searching for the wrong name returns nothing and worries people unnecessarily.
The capital figure is what it is: ฿50,000,000 registered and paid up, against a project the developer values at about ฿1,100 million. Project companies are routinely capitalised this way and funded by the parent; it is a structure to understand rather than to be alarmed by, and it is the reason the parent's track record matters more than the subsidiary's balance sheet.
Easy to confuse
The other The Base projects in Phuket
Sansiri has used The Base name repeatedly on the island. Alongside Midtown there are The Base Downtown and The Base Central in and around Wichit, The Base Uptown, The Base Height, The Base Bukit, The Base Rise and The Base Cherngtalay. Several were completed years ago and trade on the resale market.
Search engines mix them up constantly, and so do listing portals — a search for «The Base Midtown Phuket» today returns pages about Downtown and Bukit more often than about this project. If you are comparing quoted prices you have seen elsewhere, check which Base they refer to before concluding anything about value.
The practical difference: the older Base buildings are finished, occupied and have rental histories you can check. Midtown is a presale on a plot where construction has not started. Those are different purchases with different risks, and the price gap between them — roughly ฿96,000 per m² on a 2014 Downtown resale against about ฿104,000 implied here — is the price of new.

Strengths and risks, stated plainly
In this project's favour
- a listed developer with four decades of history and completed buildings on the same island
- full legal disclosure printed in the brochure — entity, registration, capital, title deeds, permit status
- the same team has delivered The Base line in Phuket repeatedly, so the product is not experimental
- handover dates published before the presale rather than after it
Risks worth pricing in
- EIA and building permit not yet approved as of the developer's own July 2026 disclosure
- a two-year construction period, with instalments paid against an unbuilt building
- a project company capitalised at ฿50 million against a ฿1.1 billion project — normal, but worth understanding
- no rental programme document, so the 9–11% figure is a claim rather than a commitment
Questions about the developer
Is Sansiri reliable?
It is one of the largest listed developers in Thailand, four decades old, with public financial statements you can read and finished buildings in Phuket you can walk into. That is a stronger basis for judgement than any adjective we could use. Reliability at the company level does not remove project-level risk — the permits and the schedule are separate questions.
What if Sirinapak 11 runs into trouble?
Your protection is contractual and statutory, not reputational: read the reservation and sale agreements on what happens if the project does not proceed, and check whether payments are staged against construction milestones. Ask your own lawyer to look at those clauses specifically.
Who is Uthai Uthaisangsuk?
He is named as managing director of Sirinapak 11 in the brochure's legal disclosure dated 6 July 2026, and is a long-standing senior executive of Sansiri. For anything requiring current accuracy, the DBD corporate register is the source.
Can I see a Sansiri building before buying?
Yes, and you should. Several The Base condominiums in Phuket are finished and occupied. Walking through a building the same team delivered five or ten years ago tells you more about finish quality and common area upkeep than any render of this one.
